Our advice is tailored to the objectives of the client, whether that be maximising value, building a legacy, managing risk, and control over how the land is brought forward.
Assessing the strategic risks and opportunities associated with potential development land can be complex. Landowners must consider factors well beyond the likelihood of obtaining planning consent, including timing and opportunity cost, tax implications, collaboration with neighbours, future opportunities on retained land, infrastructure requirements and community considerations.
Once land with development potential has been identified, there are typically several routes to market available to landowners. These may include a self-funded planning application, entering into a Promotion Agreement, entering into an Option Agreement with a developer, Joint Ventures, or selling with the benefit of planning. The route available will always differ between landowners and will be dependent on area of land and geographical location.
We recognise that land is finite and can only be sold once. While we maintain strong and productive relationships with some of the region’s most notable and established developers and promoters, our role is always to act in the best interest of our clients, ensuring appropriate protections are in place and that the best possible commercial outcomes are achieved.
